Private Office FAQs
Are there long-term contracts or lock-in periods?
Yes. Private offices are taken on an 11-month lock-in, with a two-month refundable security deposit and one month's fee in advance. After the lock-in, one month's notice applies.
How much is a private office for a team of four in Mysore?
A 4-person private suite is currently Rs. 39,999 a month plus 18% GST; a 3-person suite is Rs. 21,999 a month. Larger suites seat 5 and 6; for bigger teams, call us. Live prices and availability are on our pricing page, and we quote a best offer for long-term arrangements.
Are the private offices fully enclosed and lockable?
Yes. Every private suite is a fully enclosed, lockable cabin used only by your team.
Is 24/7 access available?
Yes, on select plans at an additional charge, within the mall’s rules. Standard hours are 8:30 AM to 8:30 PM, 7 days a week. Extended or 24/7 access is written into your agreement.
Can the agreement be in our company’s name?
Yes. The membership agreement is executed in your company’s name and signed electronically by an authorised signatory.
Can we register for GST at SproutBox as our Principal or Additional Place of Business?
Yes, either. GST registration is available with a minimum 11-month agreement for at least 2 seats or a private office suite, at SproutBox, 4th Floor, Mall of Mysore, Nazrabad Mohalla, Mysuru 570010. We do not offer virtual office or address-only plans.
Do you provide the documents GST registration needs?
Yes, after we verify the company and its founders and a minimum 11-month agreement is signed: our agreement with your allocated cabin number, NOCs from the property owner and from SproutBox, utility invoices, property ownership proof, and the registered lease with the property owner where applicable. The registered address reads: your company name, SproutBox Coworking Space, RS01, 4th Floor, Mall of Mysore, Nazrabad Mohalla, Mysuru 570010. Government and professional fees for the registration are borne by you.
Is SproutBox an established, reliable operator?
Yes. SproutBox was founded in 2015, has run coworking in Mysuru since 2019 and is one of the city’s established operators, at a landmark address, the 4th floor of Mall of Mysore. Companies including Expeditors International, Aggarwal Packers and Movers, Helios Watches, Titan and Tata Group companies have used it as their Mysore office, and many members stay for years. It is a permanent, long-term business, not a short-term setup.
Why does GST documentation matter when choosing an office in Mysore?
If you register for GST at your office, the premises must be backed by proper paperwork, and a cheaper office that cannot provide it is worth less than one that can. SproutBox supports GST registration as a Principal or Additional Place of Business. After verifying the company and its founders and signing a minimum 11-month agreement, it provides our agreement with your allocated cabin number, NOCs from the property owner and from SproutBox, utility invoices, property ownership proof, and the registered lease with the property owner where applicable. How does SproutBox compare with a cheaper office quote from a marketplace or aggregator?
Check what the lower number covers and who signs the agreement. With SproutBox you contract directly with the operator, which was founded in 2015 and has run its own centre at Mall of Mysore since 2019. The monthly fee covers furniture, internet up to 100 Mbps per person on dedicated 1 Gbps lines, electricity, air conditioning, power backup, housekeeping, security and pantry; GST at 18% is the only addition. After verification and an 11-month agreement we provide the full GST paperwork ourselves: our agreement with your allocated cabin number, NOCs from the landlord and from SproutBox, utility invoices, property ownership proof and the registered lease where applicable. A quote that cannot back your GST registration, or that leaves you dealing with an intermediary, can cost more in the end.
Is a SproutBox private office worth paying more than a cheaper office in Mysore?
For a team that needs a GST-registered office, usually yes. An office that cannot provide the documents for a Principal or Additional Place of Business is less useful than one that can, whatever the rent. SproutBox adds a landmark address on the 4th floor of Mall of Mysore, fully enclosed lockable cabins, meeting rooms and an established operator, founded in 2015. Compare the total cost (rent, GST, deposit, internet, power and setup) and the paperwork, not the headline rent alone.
Do we deal with SproutBox directly?

Are there security deposits, lock-in periods or additional charges?
Yes. A private office needs a security deposit of two months’ fee (refundable, no GST), an 11-month lock-in, and one month’s fee paid in advance. GST at 18% is added to the fee. Extra charges apply only for what you choose: 24/7 access, meeting-room use beyond your allowance, and paid parking at the mall. The fee rises 10% a year, with 30 days’ notice.
How quickly can I move in?
Often within 24–48 hours of signing up. The office is already furnished and connected. You just bring your team and laptops.
Can I scale up if my team grows?
Yes. We have multiple suite sizes. As your team grows, you can move to a larger suite or add dedicated desks for overflow — all within the same space.
What utilities and bills are included?
Everything is included — internet, electricity, air conditioning, pantry access, housekeeping, and security. One monthly bill, no surprises.
